Bill Wynne Mr. Wynne began his real estate career in 1978 and was initially involved in the commercial leasing and marketing of several projects in the Fort Collins, Colorado area. Most notably of these projects included The Square, a 75,000 square foot enclosed mall and surrounding retail and office facilities including a Marriott hotel. Mitchell & Company, the developer also allowed Mr. Wynne to be involved in the assemblage, planning and leasing of the Old Town historic district in downtown Fort Collins.
Seeking a larger market with more varied experiences, Mr. Wynne joined Wells Fargo Bank in San Diego in 1980. As an account manager focused on one customer, the bank’s largest borrower, Pacific Scene, Mr. Wynne soon had a grasp of their operations. The owner of Pacific Scene requested that Wells Fargo allow Mr. Wynne to join the Company and he assumed the role of CFO in 1982. As the CFO of Pacific Scene from 1982 to 1986, Mr. Wynne helped to arrange the financing on over 51 master planned communities and over 15,000 residential units. In 1984, Pacific Scene was named the “Builder of the Year” by the National Association of Home Builders (NAHB) for leading the California market out of the housing recession of 1982-83.
Mr. Wynne formed Bison Investments in 1986 and began various assignments coordinating financing and investments in Denver, Colorado and San Francisco, California. These efforts transitioned into a full time position with Bank Western in Denver, Colorado as Senior Vice President. Responsible for three Bank Subsidiaries with assets of over $100 million, Mr. Wynne directed direct investments in real property and mortgage operations in seven western states for the bank. In 1990, Bank Western was acquired and Mr. Wynne elected to return to Bison Investments full time and managed Investments for clients in Colorado, California and Nevada. In 1997 these efforts led to full time involvement with Metropolitan Life Insurance and the Harvard Endowment, investors in the 5,000 acre Rancho Santa Margarita Master Planned Community in south Orange County, California. Rancho Santa Margarita was fully soldout in 2001 and became California’s 33rd city in 2000. Mr. Wynne and two partners purchased the management Company from Met Life and assets from this endeavor were utilized to purchase the 136-acre parcel soon to become Seabridge in Ventura, California.
Seabridge was the largest waterfront expansion on the west coast in 30 years and has received numerous awards for design and architecture. Seabridge contained 708 homes and over 100,000 square feet of commercial space. Mr. Wynne was the lead principal involved in the entitlement, design and approval of the project through the multi-layered jurisdiction of the California Coastal Commission, Ventura County Harbor District and the City of Oxnard. The project was sold in its entirety to D. R. Horton upon entitlement in 2004.
Mr. Wynne continues to maintain involvement in Real Estate projects in Rancho Santa Margarita, Kalispell, Montana and with his son in Moscow, Russia.
